What is an Energy Performance Certificate ?

The EPC provides an illustration of the energy efficiency of a building based on its energy consumption and environmental impact (2 emissions). Similar to the coloured banding on modern fridge freezers, the EPC shows the rating range for a building as A - G, with A being the most efficient. The certificate also provides specific ways to improve the rating of your property.

Why do I need an Energy Performance Certificate?

The European Performance of Buildings Directive requires all member states to certify a building's energy status in order provide occupants and building users with this information. In Scotland it is an offence to construct, sell or lease a building without providing an a Certificate to potential Tenants, Lessors or Owner/Occupiers.

When will I need an Energy Certificate?

An Energy Certificate must be made available as soon as a property is advertised for sale or rent, Prospective purchasers / tenants must be shown the Certificate on request.

How often will I need an Energy Certificate?

Energy Certificates are valid for 10 years, regardless of whether the building is resold, released or re-let within this time period.

How much will an an Energy Certificate cost?

The cost of the Energy Certificate will depend on the complexity and size of the individual building being inspected. Reduction on individual fees will be considered for large groupings or portfolios of property.

Are there changes to EPCs in 2013?

From the 9th of January 2013 all advertisements for either selling or renting property must clearly show the energy rating of the building. This includes newspapers and magazines, any written material produces by the landlords or estate/letting agents, and on the Internet.
