Why do I need an EPC?
From January the 4th 2009 the EPC has been introduced as a result of a European environmental policy initiative to formulate further policies to reduce carbon emissions from buildings and slow down global warming.
What is an EPC?
An EPC is a document which states the energy efficiency of a building based on the way the building is used and provides the property owner with a number of ways in which the efficiency can be improved.
This can also mean lower energy bills for occupiers, and could enable the home to be more attractive to potential buyers or tenants who may decide the property is more cost effective than other properties on the market.
Once produced an EPC is valid for 10 years.
Do all properties require an EPC?
This requirement applies to all property types both residential and commercial that are being marketed for sale or rent as of January 4th 2009.
Dwellings which are being sold as part of the Home Report package will have an EPC provided as one of the documents.
However, even if the property is not subject to a Home Report, an EPC will usually be required.
ENERGY SAVING GRANTS
The EPC will also provide contact details for the Energy Savings Trust who can help you find out if you are eligible for grants or discounts to help you carry out improvements. There is currently a scheme allowing a grant of upto £500 towards energy saving productions and will also reimburse the value of the EPC (*upto the value of £100).
